LAYARD PROJECT

This new build presents a refined, contemporary residence defined by clean lines, layered volumes, and a restrained material palette. The design incorporates a combination of linea cladding and off-form concrete elements, creating visual depth and a strong street presence while maintaining a cohesive architectural language.

The home has been thoughtfully planned to maximise natural light and cross ventilation, with expansive glazing and carefully positioned openings throughout. The upper level accommodates private living zones, including bedrooms and bathrooms, while the ground floor is dedicated to open-plan living, dining, and kitchen areas that seamlessly connect to outdoor spaces.

The degree of difficulty associated with this project was heightened by both site conditions and external factors. The sloping block required complex excavation, retaining and drainage solutions, while construction was further challenged by a significantly wet spring and summer in 2025, which impacted excavation and slab construction. Despite prolonged periods of inclement weather, we successfully managed site conditions, scheduling and quality outcomes to provide handover ahead of schedule.
